You should build to sell. What I mean by that is you should build a product that you can easily sell even with MRR under $100. I discovered this approach by accident when I sold a project of mine that was making under $100 MRR. The benefit for you is that you don't have to use any sort of a multiplier; you can simply ask for a price. You can easily start with $10k+.

Shri sold his product Supportguy that was making $15 MRR for a multiplier of 70x ARR, meaning he sold his product for around $12,600. Interestingly enough, he launched the product in March, got his first customer in April, and sold it in May.

Another example comes from Ann. She built Candyicons, where people were buying AI-generated app icons. She made something around $115 total revenue (January 2023). A couple of days ago, she wrote that she sold Candyicons for $10,000.

Most of the time, you won't be able to build your first product and make a lot of revenue. Let's take Pieter Levels as an example; he has built over 70 different products just to get to the point where three of his products make $100k+ MRR. This means you need to build more than one product in order to get good revenue numbers. Therefore, when you start with the idea of "build to sell," it will be much easier to survive, because you'll be able to recover your losses by selling non-profitable products and only keep the products that have good potential to create a sustainable business.
